This is the framework for your planning conversation. Specific services, expenses, launch dates, and communication expectations are agreed together for your property.

  1. 01 · Before you commit

    Price against the homes buyers will compare

    Review relevant closed sales alongside active competition. Account for condition, layout, lot, improvements, and ownership costs instead of relying on a citywide average.

    What to work through: Discuss a supported price range, the assumptions behind it, and an initial estimate of selling costs and net proceeds.

  2. 02 · Before photography

    Choose preparation that fits your move

    Walk through repair needs, cleaning, decluttering, and presentation. Separate essential information and practical improvements from optional projects, with your budget and timing in mind.

    What to work through: Agree on priorities, responsibilities, and a preparation schedule before committing to work. Staging and vendor services depend on the property and agreed scope.

    Give buyers a clear picture

  6. 06 · Offers through closing

    Compare offers by what they mean for you

    Look at price together with financing, contingencies, concessions, timing, and estimated net proceeds. Coordinate the agreed transaction milestones and keep the next decision clear through escrow.

    What to work through: An offer comparison and a clear view of the remaining steps, rather than a decision based only on the headline price.
