Key takeaways
Compare net proceeds across offers
Broker compensation is negotiable
Separate preparation costs from settlement expenses
Use an itemized escrow estimate
Build the same worksheet for every offer
Start with the proposed sale price, then deduct mortgage payoff, agreed broker compensation, escrow and title charges allocated to you, recording or transfer charges, and any negotiated credits or repairs. Include other liens or settlement deductions when applicable.
Keep preparation and carrying costs in the comparison even if you pay them outside escrow. A quicker closing may reduce some carrying time, while a higher sale price may or may not offset additional expenses. Compare both using the same assumptions.
Ask what the compensation agreement includes
There is no mandatory brokerage commission. Ask for a written proposal explaining the services, the compensation you would agree to, when it becomes payable, and any other contractual obligations.
If an offer requests a contribution toward the buyer's costs or broker compensation, show that item separately in the proposed net. Avoid counting the same amount both as a negotiated credit and as a separate fee.
Make preparation specific to your Long Beach property
Get quotes before assuming a repair, paint project, or staging plan will return its cost. Compare the likely buyer response to the cost and time involved; listing as-is still requires an accurate description and the applicable disclosures.
For a historic district property, verify the City's review requirements before committing to exterior work. For a condo, request the association documents and charges early so that missing information does not become a late negotiation.
Compare a cash offer with a listing
Ask a cash buyer for written terms covering price, fees, inspection rights, cancellation rights, closing timing, and who pays which expenses. A cash offer can have conditions; the label alone does not guarantee a closing.
Compare that offer with a listing scenario using a realistic price range and itemized expenses. Andrew's Long Beach seller page includes a clearly hypothetical comparison; your own review should use actual proposals and an escrow estimate.
Request an address-specific net review
Share the address, condition, improvements, mortgage payoff estimate if known, and your timing. Andrew can discuss comparable sales and preparation choices and help organize a proceeds estimate.
Tax effects and unusual ownership or estate issues need a qualified professional's review. The worksheet is a planning comparison, not an appraisal, tax calculation, or promise of a sale price.
